REAC / NSPIRE inspections

NSPIRE is not a checklist you memorize once. It is a way of seeing a building: health, safety, and the condition of the unit as a home. FMD assigns a dedicated inspection team to a property — or a portfolio — for the sole purpose of making that walk unsurprising.

We assess common areas, units, and life-safety devices. We write a punch list that names what will fail, not what is merely tired. Then we close the work with evidence so the official inspection is a confirmation, not a discovery.

02 — Systems

Plumbing repair & upgrades

Inspectors do not grade intention. They grade the drip under the sink, the missing shutoff, the water heater that has outlived its tag, the tub that will not hold a seal. Plumbing is where “we meant to get to that” becomes a finding.

FMD repairs and upgrades the fixtures and lines that decide both resident comfort and the NSPIRE score: leaks, supply and waste, replacements that meet code, and the quiet work behind walls that keeps a bathroom from becoming a second punch-list season.

A bathroom that has failed in slow motion — swollen vanities, tired tile, hardware that no longer closes — will not be saved by a weekend of caulk. Residents feel it. Inspectors record it. Owners pay for it twice.

We renovate wet rooms to a standard that can be lived in and inspected: surfaces that drain, fixtures that operate, ventilation that works, and finishes that still look considered after a hard year of occupancy. The photograph on this page is the same professional who signs off the room.

04 — Rooms

Vacant kitchens are silent revenue. Cabinets that will not close, appliances that fail a function test, and work surfaces that cannot be cleaned to standard keep a unit offline — and keep it vulnerable on a sample day.

FMD remodels kitchens so they return to lease and to protocol: cabinets aligned, appliances operating, plumbing and electrical finished, and a room that photographs as care. Make-ready is not cosmetic when the next visitor might be an inspector.

05 — Finish

Interior paint

Paint is the most abused shortcut in property work — and the most obvious when it is done without discipline. Streaked corridors, uncut edges, and color that does not match a building’s own memory tell an inspector the rest of the file may be equally approximate.

We paint units and interiors as a finish, not a disguise: proper prep, even coats, and a palette that respects the architecture. Turnover rooms and common areas receive the same attention, because residents and inspectors walk the same walls.

06 — Presentation

Commercial & residential cleaning

A building can be repaired and still fail the first impression. Floors that hold a season of traffic, lobbies that smell like last week, and units that were “finished” but never presented will color every finding that follows.

FMD provides commercial and residential cleaning as the last disciplined pass: common areas, corridors, and units prepared for a walk. It is not hospitality theater. It is how you show that the standard was kept all the way to the threshold.
